Anaheim ADU requirements, organized for a real property

The City of Anaheim’s standard path is the working route for most custom ADUs and JADUs. Start with the current code, then prove how a specific proposal fits the site.

01 · Read categories together

What the current code asks you to coordinate

Type and number

Rules differ for an ADU inside existing space, new attached or detached construction, a JADU, and multifamily properties. Confirm which category describes the proposal.

Size and lot relationship

The current table distinguishes JADUs, ADUs up to 800 square feet, and ADUs above 800 square feet. Maximums and underlying-zone rules depend on type.

Placement

The current code table identifies four-foot side and rear structural setbacks for specified ADU categories, with front-yard and conversion qualifications. Detached projects also require attention to building separation.

Access and design

Independent exterior access, privacy, emergency access, architecture, historic status, and the relationship to the main dwelling can affect the drawing set.

As reviewed, the code lists a detached maximum of 1,200 square feet subject to its cross-referenced provisions and a 10-foot separation between a detached ADU and main dwelling. Do not apply either number without reading the table notes and current code.

The current municipal code states that the City determines whether an ADU or JADU application is complete within 15 business days. An incomplete response identifies missing items and how to complete them.

Business days for resubmittals

The same completeness-review period applies to resubmittals under the current code. That makes a coordinated response set more useful than isolated corrections.

Days after completeness

Once the application and evidence are deemed complete, the current code provides for approval or denial within 60 days, subject to the qualifications stated in the code.

03 · Before upload

Build the standard submittal around dependencies

  • Use the City checklist to identify the current plan, application, and supporting-document expectations.
  • Resolve sewer capacity verification and show a credible connection concept.
  • Coordinate an electrical meter spot where the chosen scope and City or utility process requires it.
  • Request the new address and keep it consistent across the package when applicable.
  • Prepare the required recorded covenant when a JADU is proposed.
  • Identify project-specific structural, energy, soils, utility, fire, and historic-resource needs before assuming the package is complete.
